Where you probably are right now.
You bought the house in 1986, raised three kids in it, and the kitchen has done almost forty years of dinners. The kids — now grown — keep asking when you're going to do something about it. You're not selling. You're not leaving Mandarin. You just want the kitchen brought up to current without losing the house's character or your routine.
Boomers and late-Gen-X, kids launched or college-aged. Mandarin median age 48; 24.8% aged 65+; 79.9% owner-occupied. Median HH income $91,599 (Point2Homes).

- 01
Kitchen back by Thanksgiving
If we're under contract by mid-summer, yes. The schedule is real, the dust containment is real, and the temporary kitchen-zone keeps the house alive while the work happens.
- 02
Respect for what's already there
Forty-year-old houses have bones worth keeping — original hardwoods, real-wood doors, masonry chimneys. I work with them, not against them.
- 03
Owner on site, not a sales rep
The person who walked your kitchen the first time is the person you call on day 47. There is no project manager you've never met.
- 04
GMP-style cost discipline
The bid is the price. Allowances are itemized. No "we found something behind the wall" surprise upcharges.

The defining project for this segment — finally bring the kitchen forward forty years without losing the house's bones. Read Jacksonville kitchen remodeling.

The avocado-tile original primary bath, redone with a curbless shower and quiet age-in-place planning the kids will appreciate later.

Most Mandarin originals already have a pool that's seen 20+ Florida summers. Resurface, retile, swap to a variable-speed pump, rebuild the screen — the pool the family always used is suddenly the pool the grandkids ask to come over for.

The screened porch the original house came with is tired. Replace it with a hurricane-rated structure that reads as architecture, not as add-on.

The neighborhoods this segment clusters in.
Mandarin proper — Loretto, Mandarin Road, San Jose Boulevard south of I-295 — is the heart of this segment. Many homes are still owned by their original 1970s–80s buyers. Adjacent: the older Lakewood and Beauclerc neighborhoods. The signal: long tenure (20+ years), 80% owner-occupancy, and a strong cultural preference for fixing what you have over moving.

The questions mandarin original owners actually ask me.
Different from the home FAQ — these are the concerns this segment brings to the kitchen-table conversation.
- Q01
Will I lose my kitchen for three months?
Eight to twelve weeks for a real kitchen — and we set up a temporary cooking zone (microwave, hot plate, fridge, sink) before demo so you're not eating out the whole time.
- Q02
Can you keep the original hardwoods?
Almost always. We refinish them as the last step so they read as new without losing the patina. If they have to be patched at a wall removal, we feather the new boards in.
- Q03
What about the popcorn ceiling and the avocado tile?
Both go. Popcorn gets scraped and the ceiling refinished; tile gets demo'd and replaced. Read kitchen renovation trends 2025 for what stays and what doesn't.
- Q04
Do I need to move out?
Most Mandarin original-owner clients live through it. We zone the work, contain the dust, and keep the bedrooms and one bath off-limits to crews.
- Q05
What's the lot like for a pool?
Mandarin lots are typically 0.3–0.5 acres — plenty of room. Setbacks and tree removal are the constraints, not space. We survey before we design.
