Forever-Home Empty Nesters
The last big remodel before retirement.
Fleming Island executives, mortgage paid down, kids launched. The house is the last major project — and it has to last.

Where you probably are right now.
The kids are out, the mortgage is mostly behind you, and for the first time in twenty years the calendar isn't built around someone else's schedule. The house — the same house you bought when the kids were little — is now the project. Not a starter remodel. The one you live with for the rest of it.
Couples in their late 40s through early 60s, dual-income or recently single-income. Median household income $116,000+ (Data USA Fleming Island 2024). They've watched neighbors hire the wrong contractor, and they're not interested in being the next cautionary tale.
What you get when you hire me, specifically for forever-home empty nesters.
The same 37+ year design-build résumé, tuned to what this segment actually needs.
- 01
One contract, one schedule, one me
Design-build means you don't quarterback the architect, the GC, and the trades. I do that. You make decisions; I make them happen.
- 02
GMP-style cost discipline
I personally audited Guaranteed Maximum Price contracts at Baptist Medical Center. The same discipline shows up on your kitchen — no surprise change orders.
- 03
An owner on site, not a salesperson
The person who shook your hand at the kitchen table is the person walking the job. There is no project manager you've never heard from.
- 04
Built for the next 20 years, not the next listing
I scope finishes and systems for how you actually live now — not for resale comps that don't apply to you.

Whole-home reimagining
Most empty-nesters I work with don't want a phased remodel — they want the whole house reset once, on one schedule, with one number to call.

Counters you can stand at for an hour without your back complaining, lighting that doesn't make food look gray, and the island your grown kids actually sit at when they visit.

A curbless shower, comfort-height vanity, and the kind of finishes that read as upscale spa, not assisted living.

Hurricane-rated to 175 mph, lifetime warranty, finally usable in a NE Florida August — the backyard becomes the room you spend the most time in once the kids are gone.

Empty nest doesn't mean empty house — grandkids and friends still come through. The backyard is where they end up.

The neighborhoods this segment clusters in.
Most of the empty-nester couples I work with live in Fleming Island — Eagle Harbor, Pace Island, Margaret's Walk — or in the older-money Mandarin pockets along Loretto and Mandarin Road. A handful are in the early St. Johns developments where the original owners are now in their late 50s. The common thread: 85% owner-occupancy, 15+ years in the home, and a real preference for a contractor who lives in the same zip code.

The questions forever-home empty nesters actually ask me.
Different from the home FAQ — these are the concerns this segment brings to the kitchen-table conversation.
- Q01
Can we live in the house during the remodel?
Most of the time, yes — with a phased plan, dust containment, and a working kitchen-zone we keep alive until the new one is ready. We talk through this before any work starts.
- Q02
What does "design-build" actually mean for me?
It means one contract covers design, drawings, permits, and construction. You don't hire an architect, then bid it out, then renegotiate. Read more about how my design-build process works.
- Q03
Will this hold up if we want to sell in 10 years?
Yes — but I scope it for how you live, not for some future buyer's taste. The work is durable enough to read as an asset later, but the layout is for you.
- Q04
How do I know the budget number won't double?
Because I write it down before we start. Allowances are itemized, scope is fixed, and change orders only happen when you ask for them — not when I find a surprise.
- Q05
Do you do accessibility upgrades that don't look clinical?
That's most of what I do for this segment. Curbless showers, comfort-height plumbing, and reinforced walls for grab bars later — done so they read as design, not as medical equipment.
