Garage-to-Living Conversions

Convert your garage into a real room — bedroom, family room, playroom, in-law suite, or media room. I add insulation, HVAC, finished flooring over the slab, drywall, electrical upgrades, and exterior matching where the garage door was.

Why

Bedrooms and family rooms are the highest-value conversion. You're trading parking you don't use for square footage you do.

I won't put flooring on a Florida garage slab without a moisture barrier. Slabs aren't dry — they wick year-round, and any flooring put on top will fail without it.

Garage-to-Office Conversions

Convert the garage into a dedicated home office — separate from the main house, soundproofed for video calls, with built-in storage and proper electrical for equipment. The closest you can get to a true work-from-home setup without building a detached structure.

Why

Hybrid work made the home office permanent. Converting the garage gives you separation from the family — a real door, real walls, real acoustics — without the cost of an addition.

Why

An uninsulated FL garage hits 105 degrees in summer. You can't actually use it for anything between June and September. Insulated and ventilated, it becomes a year-round workshop.
