Active-Duty Officer Families
The 36-month clock. Resale-ready.
NAS Jacksonville and NS Mayport officer households on a 3-year PCS orbit — every renovation has to land before the next transfer order.
- ~32,150
- Active-duty personnel at NAS Jacksonville + NS Mayport
- Duval median age: 36.9 (Florida's youngest major metro)
- NAS Jacksonville: ~17,000 personnel; NS Mayport: 15,150 active duty
- Veteran-to-veteran trust: Mark is U.S. Navy + Army Reserve

Where you probably are right now.
You bought the house knowing you wouldn't be here forever. Three years, maybe four. The remodel isn't sentimental — it's a return-on-equity move before the next PCS. The kitchen and primary bath earn back what you spend on them; the rest of the house has to be done before the listing photos.
O-4 / O-5 dual-income officer families, 30s–40s, BAH-assisted homeownership. Duval County hosts 250,000+ active-duty served by local USOs and 80,535 veterans (Jacksonville MAVD dashboard).

- 01
Veteran-owned, veteran-built
I served Navy + Army Reserve. The PCS clock isn't an abstraction to me. Schedule discipline is the deliverable.
- 02
Hit-the-date contracts
Substantial completion is on the contract, not on a verbal promise. Liquidated-damages-style schedule clarity if you want it written that way.
- 03
Resale-ROI scoping
I scope the project to the comps you'll list against — not above and not below. You pay for what the next buyer pays for.
- 04
VA loan + appraisal-aware
I know what a VA appraisal flags and what it doesn't. Work that needs to be done before listing gets done; work that doesn't, doesn't.

Each one with the reason it tends to win for this client — and the service page that goes deeper.
Kitchen remodel
Highest-ROI single project before a PCS sale. Scoped to hit the NE Florida buyer's checklist — quartz, island, soft-close — without over-improving past the comp.

Second-highest ROI. Walk-in shower, double vanity, modern tile — the listing-photo bath, scoped tight to schedule.
See primary-bath remodel outcomes I've builtHome addition
When the BAH zip code outpriced the next bedroom, the addition is cheaper than buying up — and recoverable on the next sale.
See home addition outcomes I've builtPool upgrade
In Mandarin and St. Johns, the difference between a tired pool and a refreshed one is the difference between a deduction and a differentiator at closing. I do the upgrade work — equipment, finish, deck, screen — on the pool you already have.

The neighborhoods this segment clusters in.
Most NAS Jacksonville officer households I work with cluster in Mandarin, Julington Creek, and the southern Mandarin/Bartram corridor. NS Mayport officers mostly land in Atlantic Beach, Neptune Beach, or the Queens Harbour pocket. The PCS rotation pattern keeps the same neighborhoods cycling — meaning local resale comps are predictable, which is exactly what scoping a remodel against them depends on.
- JacksonvilleDuval County
Florida's largest city by area and home to NAS Jacksonville, NS Mayport, Baptist Health, and Mayo Clinic — Mark's institutional résumé matches the city he builds in.

The questions active-duty officer families actually ask me.
Different from the home FAQ — these are the concerns this segment brings to the kitchen-table conversation.
- Q01
I have orders in 14 months — can you finish?
Yes, with a written schedule and a permit-readiness check up front. Most kitchen + primary-bath combos run 10–14 weeks; whole-house projects need 6+ months of runway from your orders date.
- Q02
What renovations actually pay back at sale?
Kitchen and primary bath, every time, in this market. Pool sometimes, depending on lot. Addition only if the comps support the new square footage. I'll tell you which is which before you spend.
- Q03
Can you work with a deployed spouse?
Most of my military projects run with one spouse forward-deployed. Decisions go through the at-home spouse, with documented sign-offs the deployed spouse can review on a slow connection.
- Q04
Do you offer any veteran/military pricing?
I don't bait with a discount. What I do offer: same-day return calls, written schedules, and a veteran-to-veteran handshake on the date.
- Q05
What if my orders change mid-project?
It happens. We pre-agree on a substantial-completion definition and a hand-off plan so the house is sellable even if you have to leave before final punch.
