Master suite additions are the most popular addition type Mark sees in NE Florida. The original builder put one master where the ranch was new; the homeowner now wants the master suite the original house never had — proper bedroom size, walk-in closet, premium bath, often a sitting area.

Here's what that actually costs across three tiers and what the project process looks like week by week.

The three tiers

Standard master suite — $130,000 to $200,000. 400 to 500 sqft of new space. Bedroom (14×16), walk-in closet (8×10), bathroom (10×12) with double vanity, separate shower, water closet. Mid-grade finishes. Tied into existing HVAC.

Premium master suite — $200,000 to $325,000. 500 to 700 sqft. Larger bedroom, sitting area, expanded walk-in closet, premium bathroom with freestanding tub, large walk-in shower, possibly a dressing room. Premium finishes, dedicated mini-split HVAC.

Luxury master suite — $325,000 to $550,000+. 700 to 1000 sqft. Full master retreat — bedroom plus sitting area, dual walk-in closets (his/hers), spa bathroom with steam shower or wet room, possibly attached morning kitchen. Custom millwork throughout, premium imported materials, smart-home integration.

Per square foot: standard runs $325-$425/sqft; premium runs $400-$475/sqft; luxury runs $475-$600/sqft. These exceed standard addition per-sqft figures because master suites concentrate plumbing, electrical, and finish density in a relatively small footprint.

What's included by tier

Standard tier ($130-200K):

  • 400-500 sqft addition with foundation, framing, roof
  • Mid-grade flooring (luxury vinyl plank or porcelain tile)
  • Stock or semi-custom cabinetry in bath and closet

  • Freestanding tub plus walk-in shower

Luxury tier ($325-550K+):

  • All premium features plus:
  • Custom millwork throughout
  • Imported natural stone (Calacatta, Taj Mahal, Cristallo)

  • Steam shower or wet room
  • Custom dual walk-in closets with islands

The 18-week process for a standard master suite

For a standard 450 sqft addition, an 18-week elapsed timeline:

Weeks 1-4: Design and selections.

  • Initial design meeting and measurement
  • Floor plan options
  • Selections: flooring, tile, cabinets, counters, fixtures, lighting, paint
  • Final design with structural engineering

Weeks 5-8: Permit submission and review.

  • HOA architectural review (parallel)
  • County permit submission
  • Plan review (4-8 weeks at Clay County, 5-9 at City of Jacksonville)

Week 9: Permit issuance and project mobilization.

Premium and luxury tiers typically run 22 to 32 weeks because of premium material lead times (custom cabinets 6-10 weeks, imported stone counters 4-8 weeks, premium fixtures 4-12 weeks).

What's not in the cost ranges

Three items consistently appear in master suite additions that the initial budget didn't capture:

1. HVAC capacity rebalance. If the master suite ties into existing HVAC, the existing system often can't handle the new load. Manual J recalc plus possible system replacement: $4,000 to $15,000.

2. Electrical service upgrade. A premium master suite with mini-split HVAC, custom lighting, possibly a steam shower can push the existing 200A panel past capacity. Panel upgrade: $4,000 to $8,000.

3. Existing roof tie-in. Matching the existing roofline cleanly sometimes requires partial re-roof of the original structure to integrate the new shingle pattern. $2,000 to $8,000.

What pushes a master suite into the next tier

Three upgrades that consistently move a project from standard to premium or premium to luxury:

Bathroom upgrade. Freestanding tub vs. drop-in tub. Custom tile shower vs. standard. PVD finishes vs. polished chrome. Each adds $5,000 to $15,000.

Closet upgrade. Custom closet system vs. basic shelving. Adds $3,000 to $12,000 for a single walk-in; $6,000 to $25,000 for dual.

Sitting area or morning kitchen. Adds 100-200 sqft of conditioned space plus the finish density. $30,000 to $80,000.
